Housing provider Abri has delivered 1,123 new homes in the 2025/26 financial year, well above its target of 1,000 homes a year. Through a record £350 million of investment into development last year, this milestone marks a strong start to Abri’s new 2026–31 investment strategy, which sets out an ambitious plan to deliver 20,000 new homes by 2036.
Of the homes completed between April 2025 and March 2026, 1,093 were affordable, including 561 for affordable and social rent, two for London affordable rent, and 530 homes available through shared ownership. Abri’s in‑house construction team contributed 109 homes to the overall total.

Through its strategic partnership with Homes England, Abri delivered 610 homes last year with support from Affordable Homes Programme (AHP) funding. A further 1,595 homes are currently on site, with 194 more identified for the 2021–2026 programme.
Completed schemes in 2025/26 reflect Abri’s continued delivery of high-quality affordable homes across both rural and urban communities, through a mix of in-house development and partnership-led approaches. These include 107 homes at The Old Brewery, one of Bristol’s largest affordable housing developments and the first phase of Sherecroft Meadows in Hampshire, where 52 of the 115 homes were completed, showcasing Abri’s in-house build and design capability. 87 affordable homes were also delivered at St Cloud Way in Maidenhead, alongside 72 affordable homes at Portugal Road in Woking town centre, with both schemes delivered in partnership with Vistry.
The delivery of 1,123 new affordable homes represents a significant investment in communities across the south of England. According to the National Housing Federation's Local Economic Impact Calculator, this level of housebuilding is estimated to have contributed nearly £188 million in Gross Value Added (GVA) to the economy, supported over 2,500 jobs, and generated approximately £90 million in gross employee earnings during the construction phase.* These figures demonstrate the wider economic benefits that flow from affordable housing investment. They not only provide much-needed homes but also create employment opportunities and stimulate economic activity in local supply chains. For Abri, this is a key part of its social purpose - using investment in homes to improve people’s life chances, strengthen local economies and create places where communities can thrive.
Looking ahead, Abri welcomes the forthcoming Social and Affordable Homes Programme (2026–36), which will help support the continued delivery of affordable homes, and looks forward to continuing its partnership with Homes England through the programme.
Key upcoming projects include a landmark 50:50 joint venture with Vistry Group to redevelop the former Ford Airfield in West Sussex into 960 new homes, as part of a wider 1,500 home redevelopment. In December 2025, planning consent was secured for the first 698 homes alongside major infrastructure.
During 2025/26, Abri began work on the regeneration of Sawyers Close, now known as The Granges, in Windsor with Hill Group. With the first tower block demolished and construction underway, the scheme will deliver 413 high-quality affordable homes, helping address housing need in the Royal Borough of Windsor and Maidenhead. Over the lifetime of its new investment strategy, Abri will continue its significant investment of more than £250million in its regeneration projects.
