Abri has submitted a planning application to Bracknell Forest Council for the redevelopment of Hambleden & Hurley Court, Woodmere, Bracknell.
The planning application seeks approval to build 106 brand new properties which will help meet the urgent need for high quality sustainable homes in Bracknell.
Within the application, Abri sets out its plans for:
- Increasing the number of homes on the existing site from 72 to 106, including 30 three-bedroom homes for local families
- All properties to be housed within three new high quality and energy efficient four–to-five storey buildings, with the existing blocks to be demolished
- Taking full advantage of the setting, supplementing existing trees and shrubs with hundreds of new ones, significantly increasing the biodiversity on site
- New landscaping, play area, natural trail and pedestrian routes
- Excellent sustainability – making homes gas free with individual low energy systems supplemented by solar systems on the roof
- Increased car parking. Creating 138 car parking spaces for residents, including 16 accessible spaces, and a further 21 spaces for visitors
- Secure cycle storage and electric charging facilities
- Sustainable urban drainage to help with surface water drainage
- Subject to grant approval from Homes England the redevelopment of 106 homes will be 100% social rent. However, until this is confirmed, the planning application currently allows for a mixed tenure of 67 social rent homes and 37 homes for private sale. This current proposal still represents an increase of 17 more social rent homes than the 50 on the current site.
In 2024 housing provider Abri, which owns the stock, discovered the presence of Reinforced Autoclaved Aerated Concrete (RAAC) at Hambleden & Hurley Court. Abri has worked closely with the residents, putting in temporary measures to keep them safe, but due to the extensive amount of RAAC within the buildings the buildings cannot be repaired and must be demolished and replaced.
Since the discovery of RAAC, Abri has been in the process of permanently rehousing all existing residents in some of its other local homes and is working to buy back the leasehold properties.
Dasos Christou, Regional Managing Director (South East) Abri, said:
“Submitting this planning application is a significant step forward in Abri’s proposals to redevelop Hambleden & Hurley. With more than 1,700 households on the waiting list in Bracknell Forest, we look forward to hearing from the Council and being able to provide much more urgently needed local housing for families and individuals alike.”
The application follows a public consultation with the local community which was held in 2025 and attended by more than 60 people. Following this consultation Abri worked to finalise the proposals, taking into account feedback from residents and other stakeholders.
Bracknell Forest Council will now consider the application and conduct its own formal statutory consultation. You can view the application on its website at Planning applications | Bracknell Forest Council
