Our Planned Works teams are split into internal and external delivery teams. Internally we deliver a programme providing customers with replacement kitchens, bathrooms, quantum (electrical) heating and gas boilers. Our external contracts team manage delivery of roofing, windows, door and other large specialist projects. We also have a planned decoration team who help keep our blocks and schemes looking great. Here are some examples of the works our teams have worked on recently.
Windsor Court, Portsmouth
Our Planned Works team completed a major upgrade of our Windsor Court block in Southsea, Portsmouth with an investment of over £43,000. The block had been experiencing issues with leaks and the decor inside needed an upgrade. Working alongside an external contractor, our team was able to carry out a whole range of improvements. As well as replacing the roof, the insulation was also upgraded alongside the installation of new Velux window units. Further external decoration work included new facias and guttering, as well as the replacement of render where it had blown.
As well as the extensive works to the outside of the scheme, there was also a thorough redecoration of the internal areas. A fresh, modern new paint scheme was used throughout the communal areas, as well as new carpeting. We also completed redecorations in the top floor flats as well as the installation of new storage heaters.
Meadowside Close – External repairs and transformation
We received a letter of claim regarding disrepair regarding a property in Mansbridge, Southampton in relation to salt staining on the external walls due to water penetration.
Once these initial works were completed relating to the disrepair claim, our external decorations team were able then able to take the property on
The customer was delighted to hear that the next phase of work could begin. The project, delivered entirely by our in-house team, required significant preparation and was completed to a high standard at a total cost of £3,120.
The result? A transformed exterior and a very happy customer.

Clifton Lodge – Asbestos removal and resident engagement
Clifton Lodge is a two-storey linear block made up of 20 flats, featuring communal internal stairwells, shared kitchens, lounges, storage areas, and external walkways providing access to the first-floor homes.
To ensure the long-term safety of customers, our team has been working closely with our licensed asbestos removal contractor, Econ, to carry out a phased programme of asbestos removal. The works focused on the external balcony ceilings and soffit areas around the building.
Given the scale and nature of the project, it required a coordinated effort across multiple Abri teams to ensure a smooth and supportive experience for customers. All first-floor customers were temporarily decanted while the works were carried out to maintain safety and minimise disruption.
Before the project began, the Asbestos Team hosted a coffee morning for all customers. This session included a clear presentation outlining what the works would involve, how they would be delivered, and included visual aids such as the programme schedule and enclosure drawings. This proactive and transparent approach helped to ease concerns and build trust—especially important given the understandable anxiety that can come with the word “asbestos.”
Thanks to early engagement and open communication, the project has progressed smoothly and has been very well received by customers, who appreciated both the clarity and care shown throughout.


Iveagh Court, Bracknell
We’ve been working on addressing long standing structural issues at Iveagh Court, a 115 flat block building in Bracknell. The roof at the block was previously replaced a number of years ago before it was owned by Abri and it was identified that it was not fit for purpose. This was due to the building’s location, which is surrounded by trees and exposed to falling debris. Over time, the roof suffered significant wear and tear, made worse by a lack of regular maintenance, especially the clearing of gullies and drainage areas.
As a result, the building experienced water leaks and poor temperature control. Winters were cold due to heat loss, and summers were uncomfortably warm.
Whilst these structural issues pre-dated the building being under Abri’s control, they were leading to a number of customers getting in touch with us to report problems in their properties.
In addition to the roof, the mains water supply at Iveagh Court is also undergoing a full replacement following repeated reports of leaks in the incoming pipework. Previously, issues were dealt with reactively, addressing each leak as it occurred. Now, a comprehensive solution is being implemented to improve reliability, water flow, and long-term sustainability for customers.
As part of this upgrade, a new plant room will be integrated into the existing bin store.
This addition will consolidate essential services into one convenient location, improving operational efficiency. The design makes use of the existing structure, allowing the plant to be installed with minimal new construction, a practical and cost-effective approach to housing vital services.
The new roof system also includes improved insulation and a man-safe system for safe, regular maintenance. Together with the upgraded water mains, these improvements will significantly enhance the building’s performance, comfort, and resilience.
The aim of the renewal is to improve energy efficiency, durability, and overall appearance. We’ve been working with our trusted contractors Davey Roofing and with work progressing smoothly, the team is on track to complete the project by the end of 2025.
The original roof on Block 1 has been fully removed and replaced with a modern waterproofing system. Most of the new roof is now in place, with only a few finishing touches left — such as sealing the edges and adding protective coverings. Once these are done, the area will be fully sealed and ready for inspection.
Work on Block 2 is also moving forward. Around 30% of the old roof has been taken off, and the first layers of the new system have already been installed. Despite a few minor challenges, the team has kept to schedule. The new roof will offer better insulation, longer-lasting protection, and a fresh, modern look.
As November begins, the focus will shift to finishing the remaining sections of Block 2 and carrying out final quality checks with the roofing specialists. With strong progress and a clear plan in place, the project is well-positioned for successful completion before the year ends.
