Abri is proposing to build 80 homes in Broadmayne, Dorset, on a site of nearly five hectares. The homes will aim to respond to local demand, with predominately two and three-bedroom energy efficient family homes, delivered as shared ownership and affordable rent properties. Abri will use its own funding alongside grant funding from Homes England to make all the homes affordable.
The homes will be prioritised for people who live or work locally and there will be a mix of two, three and four-bedroom houses and two-bedroom bungalows to help meet a variety of housing needs. The proposals include carefully designed public open space within the development and nearly nine hectares of new publicly accessible country park-style green space.
The homes will also be built to Future Homes Standard, to lower their carbon footprint by using low carbon heating and enhanced energy efficiency which will mean the homes are warmer and more cost effective to live in.
Planning History & Context
Outline Planning Permission was granted for up to 80 dwellings by Dorset Council in July 2024 (council reference P/OUT/2021/05309). Access details were not reserved for subsequent approval, they were considered at outline stage. This permission granted the principle of the development and also details of the access onto Broadmayne for both vehicles and pedestrians. The permission was subject to conditions and a section 106 legal agreement that secures, for example, the provision of affordable homes on the site.
The implementation of this permission is dependent on details of the layout, scale, appearance and landscaping being submitted to the Council within three years and being approved by them.
These details are called the “Reserved Matters”. A public consultation was held in March 2025 to seek comments on Abri’s proposals for these Reserved Matters in advance of a formal application being made to Dorset Council later in 2025.
When preparing for the Reserved Matter Application, Abri and our design team understood the important of consulting with the wider public, Parish Council and the Local Authority to ensure a thoroughly considered scheme is submitted. Subsequently we have already undertaken a Pre-Application with the council talking directly with the Planning Officer, Urban Design team and Landscape Officer to explain how we have sort to address their comments during the Outline Application.
