We're a housing provider
We exist to provide the very best homes and services we can today, whilst pursuing the ideals that make tomorrow better.
But what does that really mean?
We’re a large housing provider, spanning from London to Devon, Oxford to the south coast. We own and manage more than 58,000 homes and community assets and serve more than 113,000 customers.
Every decision we make is rooted in the realities of today – the needs of our customers, the challenges in our communities and the resources available to us – whilst striving towards a better future where every home is a platform for growth, every community a source of strength and where our actions improve the lives of generations to come.
We believe that:
- Everyone has the right to a safe, warm, affordable and sustainable home
- Homes and communities are places to belong, grow, and thrive
- Equal opportunity must exist for communities so everyone can have improved life chances
Our ideals are inspired by Octavia Hill
Octavia Hill’s lifelong mission was to "make lives noble, homes happy and family life good". They're the principles and standards that we strive towards, informing how we approach challenges, engage with our customers and shape our communities to make things better. They challenge us to set a higher standard, to lead by example in the relentless pursuit of excellence.
Our customers come first
Our customers are at the heart of everything we do. We’re guided by what they tell us they want to see happen in their neighbourhood. And we hear directly from them through a range of initiatives. We’re constantly revitalising the way we communicate with them, putting their voices at the forefront of our delivery.

Change is a two-way street. So we regularly chat with the people who make the big decisions: MPs, councillors, and officials – both national and local. And we’re a vocal bunch, so when a new consultation paper is doing the rounds, we always speak up and get involved in the discussion.
We’re a Not for Profit
That means we reinvest any money we make straight back into building more homes and helping out in communities.
