Abri has reported strong financial and operational performance in the first half of 2026/27, demonstrating continued progress towards its strategic commitments and ambition to become a top 5 housing provider.
“Our mid-year figures demonstrate Abri’s continued financial strength and resilience. In the first six months of the year we’ve increased turnover and surplus, invested significantly into new and existing homes, continue to be a strategic partner of Homes England and maintained the highest governance and financial viability ratings from the regulator.
"We’ve made strong progress in the early days of our new corporate strategy, strengthening our position to deliver more homes, improve services and invest more in our communities. With a strong balance sheet, diverse funding model and track record for delivery, I look forward to seeing what we will achieve in the next half of the year.”

Financially strong and well governed
Abri continues to report increasing turnover with £231m at September 2026, up from £218m in September 2025, while operating surplus increased to £66m (Sept 2025: £58m).
Following an inspection by the Regulator of Social Housing in summer 2026, Abri retained its G1 governance and V1 viability ratings, demonstrating continued strong governance, effective risk management and financial resilience. The Group also received its first consumer grading, a C2, recognised our customer-first approach to service delivery and the significant progress we’ve made towards addressing the challenges we inherited from Octavia when it joined the group in 2024, evidenced in the removal of its historic C3 rating.
Abri continues to progress its ambition to become a top 5 housing provider. In July, we announced partnership discussions with Bath-based housing provider Curo. Together, the organisations could increase capacity to build more homes and invest more into homes and services. A final decision is expected later this year.
High-quality, affordable homes
Our corporate strategy aims to build 20,000 new homes by 2036, helping address the growing demand for quality affordable homes. During the first six months of the financial year the group invested £155m into new homes, utilising existing cash, existing revolving credit facilities and grant claims from Homes England.
Alongside this, we invested £73m into existing homes through repairs and maintenance, building safety and energy efficiency, putting us on track to exceed last year’s record level of investment (2026: £135m). We’ve also continued preparations for the next phase of Awaab’s Law, making sure homes remain safe and fit for the future.
In August 2026 we retained our Strategic Partnership status with Homes England, receiving £350m as part of the Social and Affordable Homes Programme 2026-2036, which will be used to deliver 1,967 homes. In the same month we launched a £2.5bn EMTN programme to create greater flexibility to access long-term funding and the most cost-effective financing. Together these arrangements will strengthen our ability to invest where it matters most.
Delivering customer-first services
Abri continues to support customers through cost-of-living pressures and to maintain their tenancy, having secured £4.1m of financial support and benefits that customers are entitled to so far this year.
During the first half of the year we expanded our regional operating model into London and continued to align services and ways of working with the wider group. We strengthened our community safety offer in the region, supporting customers experiencing issues such as anti-social behaviour, domestic abuse and cuckooing. We also brought gas servicing and repairs, electrical inspection and testing fully in-house, giving greater control over service quality, efficiency and customer experience.
