One hundred and thirty-nine new homes delivered in Surrey

Abri and Thakeham have completed work at Manorwood, West Horsley, delivering 139 homes designed to reflect the character of the local area.

The new community includes a range of two, three, and four-bedroom homes and bungalows. Of the 139 homes, 74 are private sale, and 56 are affordable homes, comprising 17 shared ownership properties and 39 for affordable rent. Affordable rents are set at up to 80% of local market rent levels, helping to meet demand for affordable housing, where more than 2,600 households are currently on Guildford Borough Council's housing register*. Demand is particularly high for family-sized homes, with average waiting times of more than six years for many applicants seeking two and three-bedroom houses. The affordable homes at Manorwood will be allocated through the council's housing register in accordance with its Housing Allocation Scheme, with priority given according to housing need and local connection criteria. Manorwood is currently 87% sold, with just 11 homes still available.

The homes feature EV charging points, and over 300 solar panels were installed across the site. Each home at Manorwood achieves an impressive reduction in carbon emissions, averaging 1.5 tonnes of CO2 per year, which is about half the UK average.  In addition, the development has wildlife-friendly features such as bird and bat boxes.

Seven of the homes for affordable rent have been designed to meet the needs of wheelchair users. The homes provide generous internal space for wheelchair turning and manoeuvrability, alongside accessible wet rooms and rise-and-fall kitchen worktops. Future-proofing measures, including provision for an automatic door opener, ensure the homes can adapt to residents' changing needs and support independent living over the long term.
